Investment Opportunities at Exeter Science Park

Why invest in Exeter Science Park?

Exeter Science Park is more than just a business location — it’s a thriving hub of innovation, sustainability, and growth at the heart of the South West’s innovation corridor.

Investment opportunity

With 25% of Exeter Science Park already developed, there’s a significant opportunity for investors to be part of its next phase of growth.

A Local Development Order (LDO) is in place to streamline future planning, making the investment process more efficient. The Park is actively seeking £150–£200 million in investment to help realise its long-term vision — completing development by the late 2030s and becoming a leading hub for science, technology, and innovation in the South West.

Growth

Exeter Science Park has grown fivefold since 2017, now spanning 70 acres with over 200,000 sq. ft. of office and lab space for innovative businesses.

In 2023–2024, it added over £50 million in GVA to the regional economy. With plans to support 3,500 STEMM professionals and reach £350 million in annual turnover by 2035, the Park is set to become a powerhouse of innovation and economic growth in the South West.

By Q1 of 2026, occupancy is projected to reach 85%.

Now is the time to invest in a future-focused ecosystem that’s shaping the next generation of science, technology, and enterprise.

Strategic Location & Accessibility

Strategically located next to the M5 and just minutes from Exeter city centre, Exeter Science Park offers exceptional connectivity — a key advantage for scaling businesses and attracting top-tier talent.

The nearby Devon County Council Park and Change site supports sustainable commuting, with EV charging, secure bike storage, and public transport links — including easy access to Exeter Airport and connections to major European hubs. This infrastructure not only improves accessibility for staff and visitors but also aligns with ESG priorities, making it especially attractive to impact-driven investors.

As part of the South West’s innovation corridor, the Park benefits from close proximity to leading universities, research institutions, and a highly skilled workforce. Its location enables seamless collaboration, logistics, and regional partnerships — all essential for high-growth ventures.

For investors, this means backing a site with built-in advantages for growth, sustainability, and long-term resilience — a smart investment in the future of science, technology, and enterprise.

High-impact Innovation Ecosystem

Exeter Science Park is home to over 45 pioneering organisations in life sciences, climate tech, digital innovation, and advanced engineering, and many more. The Park fosters collaboration and rapid growth. Companies like Stantec, Abode and Quanterra have expanded significantly here, benefiting from the dynamic environment and flexible workspaces.

We host a programme of events designed to not only harness our vibrant community and spark innovation, but also expand connections, deepen expertise and fast track their businesses to success.

Sustainability

Exeter Science Park is setting the standard for sustainable development — making it a prime destination for future-focused investors.

Our Net Zero Carbon Buildings, including the Ada Lovelace and George Parker Bidder buildings, are built to the highest environmental standards and hold EPC A+ ratings. These smart, energy-efficient spaces reduce operational costs while minimising environmental impact.

We’re powered by Green Energy & Infrastructure — 94% of our energy comes from REGO-certified renewable sources, with over 353,000 kWh generated since 2021. Onsite EV charging and proximity to the Park and Change site support low-carbon commuting across the region.

Our expansion reflects our commitment to sustainability. The new £22 million voco Zeal Exeter Science Park by IHG, opened in February 2025, is a net zero carbon facility that enhances our green credentials and supports eco-conscious business travel.

Sustainable infrastructure attracts forward-thinking tenants, opens doors to green funding, and aligns with global ESG investment priorities.
Investing in Exeter Science Park means backing a responsible, resilient, and future-ready growth strategy.
